Why condo insurance in Florida has gotten more complicated — and what we do about it

Since the Surfside collapse, Florida condo associations face mandatory milestone inspections and stronger reserve requirements — and buildings that fall short can see insurance costs jump or coverage tighten. Lenders now scrutinize condo policies more closely before closing, too. As an independent agency, we don’t sell just one carrier’s HO-6 form — we compare several, check your association’s master policy for gaps, and make sure your loss-assessment and liability limits actually match the risk.

Coverage we quote every day

Interior unit coverage (HO-6)

Flooring, cabinets, built-in fixtures, and any upgrades you’ve made inside your unit — the parts your association’s master policy doesn’t touch.

Personal property & loss of use

Your furniture, electronics, and belongings, plus additional living expenses if your unit becomes unlivable after a covered loss.

Liability inside your unit

If a guest is hurt in your condo, or your unit causes damage to a neighbor’s, this coverage handles the legal and medical costs.

Loss assessment coverage

When the HOA levies a special assessment after a covered building-wide loss, this coverage can reimburse your share.

Water damage & pipe-burst liability

A burst pipe or overflowing tub that damages a neighbor’s unit can be a five- or six-figure claim. We make sure your limits are actually enough.

Fast binder for closing

Most lenders require proof of HO-6 coverage before closing. We can usually quote and bind within the same day.

Condo insurance (HO-6) in Florida City — common questions

What does HO-6 condo insurance actually cover?

HO-6 covers the interior of your unit (flooring, cabinets, fixtures, upgrades), your personal belongings, liability for injuries inside your unit, and loss of use if you can’t live there after a covered claim. It does not cover the building structure itself — that’s the HOA’s master policy.

My HOA has a master policy — do I still need my own insurance?

Almost always, yes. The master policy protects the building structure and common areas, but rarely your flooring, cabinets, personal belongings, or your liability inside the unit. Most mortgage lenders require a separate HO-6 policy before closing.

Why did my condo insurance premium go up so much recently?

Post-Surfside inspection and reserve requirements, rising reinsurance costs, and hurricane risk have pushed premiums up across Florida, especially in older buildings. Comparing multiple carriers is the most effective way to avoid overpaying for the coverage you actually need.

What is loss assessment coverage and do I need it?

If your HOA has to levy a special assessment on all owners after a covered building-wide loss (a fire in a common area, for example), loss assessment coverage can reimburse your share, up to your policy limit. We recommend it for nearly every condo owner.

How fast can I get proof of insurance for closing?

Usually the same day. Send us your HOA’s master policy declarations page and we can typically quote, bind, and issue a certificate within hours.

Coverage descriptions are general information, not policy language. Requirements and eligibility vary by carrier, association, and unit.
