Who this page is for
- Homestead homeowners, including people in houses rebuilt or built after Hurricane Andrew, who want someone to explain their hurricane deductible and roof questions.
- Commuters who drive the Turnpike or US-1 to Cutler Bay, Kendall or Miami every day.
- Condo and townhome owners who need to know where the association’s policy stops.
- Small businesses and contractors in Homestead and the Redland that need general liability coverage.
- Renters who want their belongings and liability covered.
We don’t have an office inside Homestead. Our Florida City office is just past the city line, usually around five minutes from downtown in light traffic.
Four questions we will ask you
- When was the home built, and how old is the roof? Insurers ask about both, and the answers affect eligibility and terms. A wind mitigation inspection report can help document the home’s features.
- What flood zone are you in, and do you have a flood policy? A standard homeowners policy generally does not cover flood. If your home is insured with Citizens Property Insurance, flood coverage may be a condition of renewal.
- Who drives, and how far? Long daily commutes and teen drivers change what limits make sense, especially bodily injury and uninsured motorist coverage.
- Do you run a business from home or use your truck for work? Personal policies often exclude business activity unless the right coverage is added.
What is not covered (honest limits)
- Flood is excluded from standard homeowners and condo policies. It needs a separate policy.
- Hurricane deductibles are paid out of pocket before the policy pays. They are often a percentage of the dwelling limit, so a 2% deductible on a $300,000 dwelling limit is $6,000.
- Cars damaged by flood water or a falling tree are covered only if the auto policy includes comprehensive coverage.
- Everything is subject to underwriting. We can’t promise that a specific insurer will accept a particular home, roof or driving record.

Insurance agent for Homestead: FAQ
Do you have an office in Homestead?
No. We serve Homestead from Florida City, about 1.5 miles south of Homestead City Hall on US-1. Most questions can also be handled by phone, WhatsApp, text or email.
My insurer sent a nonrenewal notice. Can you help?
Yes. Send us the notice and your current declarations page. We will look at what options may be available before your policy ends, subject to underwriting. If you end up with Citizens Property Insurance, we will explain its flood requirement.
Does homeowners insurance in Homestead cover flooding?
Generally, no. Flood is a separate policy. Ask us early, because flood policies often have a waiting period before coverage starts.
Can you handle my car and home at the same office?
Yes. One agency can look after your home, auto, condo and life policies and your business liability, so you have one place to call when something changes.
Do you help when I have a claim?
Yes. We help you report it, explain the next steps and follow up. The insurer adjusts the claim and decides coverage under your policy.
